Updated October 2026. Property agents are one of the cheaper industries to advertise on Google in Singapore, and one of the most tightly policed. Across 75 deduplicated keywords, the volume-weighted top-of-page bid is S$6.60, ranking #15 of 22 industries in the Singapore Google Ads CPC Index by Marketing Agency Singapore. The priciest search type this month is Agent & commission searches, at S$10.12.
The data comes straight from the Google Ads API (Keyword Planner, Singapore, English) and is refreshed every month. Below: what each type of property search costs, the most expensive individual terms, when demand peaks, and what the Council for Estate Agencies (CEA) requires in every ad you run.

Property agent CPC by search type
Keywords grouped by what the searcher wants, with bids weighted by search volume.
| Treatment / service | Keywords | Searches / mo | Top-of-page bid (low–high) | Most-searched keyword |
|---|---|---|---|---|
| Agent & commission searches | 11 | 2,800 | S$2.12–S$10.12 | property agent singapore |
| New launches | 19 | 1,710 | S$1.81–S$7.05 | new launch condo singapore |
| Valuation | 9 | 1,600 | S$0.81–S$4.51 | property value singapore |
Why property clicks are cheaper than the commission at stake suggests:
- Portals absorb the listing demand. Buyers looking for a specific unit mostly start on the big listing portals rather than Google, so the generic keywords left on Google are mostly agent-hunting and research searches, and fewer agents bid on them.
- Agent searches are the money terms. “property agent singapore” (S$11.12) and “real estate agent singapore” (S$8.34) come from owners and buyers choosing who to hire. They carry the highest bids in the vertical because one signed seller can be worth a five-figure commission.
- Valuation searches are lead magnets. “property valuation singapore” (S$5.26) is cheap per click but popular with agents running free-valuation landing pages to capture seller leads, which is exactly where CEA’s consent and data rules bite.
The most expensive property agent keywords in Singapore
| Keyword | Searches / mo | Low bid | High bid | Competition |
|---|---|---|---|---|
| property agent commission singapore | 170 | S$1.36 | S$19.66 | Low |

| property agent singapore | 1,300 | S$2.57 | S$11.12 | Medium |
| best property agent in singapore | 90 | S$2.19 | S$9.53 | Medium |
| new launch singapore | 260 | S$2.61 | S$9.38 | Medium |
| new condo launch sg | 140 | S$2.58 | S$9.24 | Medium |
| property investment singapore | 320 | S$2.15 | S$9.19 | Low |
| pasir ris new condo | 50 | S$0.97 | S$8.70 | Medium |
| real estate agent singapore | 720 | S$1.92 | S$8.34 | Low |
| property agent fee singapore | 70 | S$1.42 | S$8.02 | Low |
| realtor singapore | 90 | S$1.71 | S$8.02 | Low |
| hougang condo new launch | 170 | S$1.51 | S$7.78 | High |
| new launch condo singapore | 260 | S$2.18 | S$7.73 | Medium |
| singapore real estate agent list | 140 | S$1.43 | S$7.61 | Medium |
| purchase of condo in singapore | 480 | S$2.17 | S$7.59 | Medium |
The top of this list is commission and seller intent: “property agent commission singapore” and “sell my hdb” (S$18.66) come from owners who are about to list. New-launch searches sit in the middle. They get steady volume, but developers’ own marketing teams and portals compete for them too.

Property search demand by month
Total monthly searches for the tracked property agents keywords. Peak: March 2026 (18,260); low: September 2026 (9,600).
Demand follows the market cycle and the calendar: it rises around new-launch weekends and the start of the year, and eases mid-year. Agents running ads should concentrate budget around launch previews. Agents investing in SEO should publish area guides and seller guides ahead of those peaks.
Property searches Google won’t show data for
| Search term | Keyword Planner, October 2026 |
|---|---|
| property agent singapore | 1,300 searches, S$2.57–S$11.12 |
| hdb agent singapore | No data returned |
| new launch condo singapore | 260 searches, S$2.18–S$7.73 |
“hdb agent singapore” returned no data from Keyword Planner in October 2026, even though agent searches are the core of this vertical. You can still bid on it, but you can’t size it from Google’s planning tool. Search Console data from your own site is the more reliable signal.

What customers search vs what your ads can say
Estate agency advertising is regulated by CEA under the Estate Agents Act. Searchers use words that agents mostly can’t repeat:
| Searcher modifier | Keywords | Searches / mo | Avg high bid | Examples |
|---|---|---|---|---|
| “best” | 1 | 90 | S$9.53 | best property agent in singapore |
| “top” | 1 | 90 | S$5.90 | top property agent singapore |
| “cheapest / lowest price” | 1 | 70 | S$3.49 | cheapest new launch condo in singapore |
| “latest” | 2 | 60 | S$7.27 | latest condo launch singapore, latest executive condo singapore |
The rules that matter most for Google Ads and landing pages:
- Required details in every ad. Paragraph 12 of the CEA Code of Ethics and Professional Client Care requires the agent’s and salesperson’s names, CEA-registered contact numbers and licence and registration numbers to be correctly and clearly stated in all advertisements. CEA’s Practice Guidelines on Ethical Advertising (PG 02-11) apply this to online ads, websites, portals and social media profiles. A text ad has no room for it, so the landing page must carry it.
- Owner consent first. You must have the owner’s prior agreement before advertising any property, and every salesperson advertising the same property needs their own consent. Dummy listings used to harvest leads are banned.
- Banned titles and phrases. PG 02-11 bans “King of xx”, “Mr xx”, “Specialist” and “Expert”, and phrases such as “no agents”, “no co-broke” and “already co-broke”. Claims of expertise, specialisation or success rate must be backed by verifiable records.
- No valuation promises or other-unit photos. No guarantees of selling above valuation or of cash-over-valuation, and no photos of a different unit or a better view than the one advertised.
- No inducements. CEA’s Professional Service Manual bars advertising cash or gifts to induce clients to engage you, though advertising a genuinely lower commission is allowed.
- SMS and WhatsApp. Check the Do Not Call Registry first; PDPC’s guidelines confirm WhatsApp messages to Singapore numbers are covered. CEA bars SMS ads and cold calls between 10pm and 9am.
The stakes are real. Advertising estate agency work without a licence carries a fine of up to S$75,000 and/or three years’ jail under section 28 of the Estate Agents Act, and disciplinary fines go up to S$100,000 for a salesperson. This is a practitioner summary, not legal advice.
Ads vs SEO for a property agent
If one agency ranked first organically for every keyword in this dataset, the clicks would be worth roughly S$12,873 a month in equivalent Google Ads spend. Because bids are low, that figure is modest compared with the commission behind each transaction, and it’s why many agents lean on organic content:

- Google Ads for seller intent. Bid on “sell my HDB”, valuation and agent-selection terms, send them to a compliant landing page carrying your CEA details, and keep laudatory titles out of headlines.
- SEO for research intent. Area guides, new-launch analysis and HDB resale explainers attract buyers and sellers months before they hire anyone. Keep market claims sourced, since PG 02-11 requires the basis and source for yield and trend figures.

The highest single-keyword forecast is “property investment singapore” at S$17.33. Forecast CPCs run above today’s top-of-page range because they model an advertiser who outbids the field for the top position.

Methodology
How this index is built. Every month we pull Google Ads Keyword Planner data through the Google Ads API for Singapore (English, Google Search network). We seed each industry with its core service terms, then:
- Collapse close variants. Keyword Planner often reports close variants (singular and plural, reordered words) with identical numbers. We count them once.
- Drop navigational searches. Brand and company names are excluded, along with anything under 30 searches a month.
- Report the top-of-page bid range (low and high) in SGD. Our headline “CPC” is the volume-weighted high end: what it typically takes to show above the organic results.
- Probe restricted terms by exact match to record where Google withholds data or gives no bid estimate.
Top-of-page bids are Google’s forecasts, not any one advertiser’s actual cost per click. Quality Score, ad schedule, device and competition on the day move real CPCs above or below this range. Use the index to compare services and industries, not to set a single bid.

Do property agents need to show their CEA number in Google Ads?
CEA requires names, registered contact numbers and licence and registration numbers in all advertisements, including online ads. Because a search ad has no space for them, put them clearly on the landing page and in your site footer, and keep them in your social profiles.
Can a property agent call themselves a specialist in an ad?
No. CEA’s PG 02-11 bans titles such as “Specialist”, “Expert”, “King of xx” and “Mr xx”, and any claim of expertise or success rate must be substantiated by verifiable records.
Can I advertise a lower commission?
Yes. CEA’s Professional Service Manual says lowering commission rates is not an inducement, so a genuine lower commission can be advertised. Cash, vouchers or gifts offered to win clients cannot.
